The City of Cripple Creek is in the process of updating our Land Use Code. A Draft of Article 2 is now available to view below.
The current Land Use Code is out of date, out of alignment with current city procedures and processes, and ineffective in implementing the City’s current vision for future growth and development. The Colorado Department of Local Affairs has provided the City with funding to update our Land Use Code.
The Land Use Code will be restructured to enhance clarity for staff and applicants. The update process includes reviewing existing regulations to identify gaps or conflicts. The process is aimed at making the Land Use Code more intuitive, user-friendly, and comprehensive. The ultimate goal is to streamline the development process in Cripple Creek, while safeguarding the historical character of the City. Updating the Land Use Code helps ensure it aligns with the 2025 Comprehensive Plan and provides clear, predictable standards for development.
As a part of this process, the zoning district names will be updated to align with the Comprehensive Plan. Changes reflected in district names are administrative in nature and are intended to improve clarity and consistency. A list of proposed changes to the zone districts can be viewed below in the supporting documents. Current and proposed zoning district names can be viewed on the online map.
